Are tree roots damaging my foundation or pipes?
Rarely by force. Roots do not push through sound concrete; they exploit cracks that already exist and grow into sewer lines that already leak. The real foundation risk is clay soil, where a big tree dries the ground and the slab settles. Keep large trees at least 15–20 ft from the house, small ornamentals 8–10 ft.
Roots get blamed for a lot they did not do. A homeowner sees a crack in the basement wall and a maple 10 ft away and connects them. Sometimes the tree is involved, but almost never with a root shouldering through concrete. Roots are opportunists: they go where water, air, and loose soil already are, and they make existing problems worse. Can tree roots crack a foundation?
Not a sound one. A root tip is soft tissue and cannot push into concrete. What it can do is find a hairline crack, a cold joint, or the gap under a footing, grow into it because it is damp, and thicken over years until the crack is wider. The foundation damage trees really cause is indirect, on clay soils that swell when wet and shrink when dry: a big tree pulling water from beside the house in a drought shrinks the clay under that side and the house settles unevenly, showing as diagonal cracks over doors and windows on the tree side. Do tree roots grow into sewer pipes?
Yes, constantly, but only into pipes that already leak. Older clay tile or cast-iron lines have joints that open with age, water seeps out, fine roots follow it in, and within a few years the pipe is a root ball that backs up every spring. Modern PVC with glued joints almost never has this problem. When a plumber cuts the roots, they grow back from the same joint within a year or two. The lasting fix is the pipe: replace or reline it. How far should a tree be from the house?
For large shade trees such as oak, maple, elm, sycamore, poplar, and willow, at least 15–20 ft from the foundation, farther for the largest and thirstiest, especially on clay. Small ornamentals such as dogwood, redbud, crabapple, and Japanese maple are fine 8–10 ft out. Do root barriers work?
Within limits. A root barrier is a sheet of thick plastic set vertically in a trench 18–30 inches deep between the tree and whatever you are protecting. Roots hit it and turn down, and by the time they get around it they are deeper and less likely to lift a slab or find a footing. Barriers work best installed at planting or while the tree is young. Retrofitting one beside a mature tree means cutting the roots on that side, and cutting large roots near the trunk removes both anchorage and water supply. When is removing the tree the right answer?
When the problem is real, the tree caused it, and every other fix is worse: a large tree within a few feet of a foundation on clay with documented settlement on that side; a tree directly over a sewer line that cannot be relined, with repeated backups; a case where the roots you would have to cut are the roots holding the tree up. Get two opinions first: an arborist ($75–$150 for a site visit) on what the roots are doing, and a foundation contractor or plumber with a camera on what the structure or pipe is doing.
